Today,

"Hey My MAGNIFICENTLY BLACK Fam !”

Black, Grown & Thriving: How Hobbies Bring Joy, Balance & Self-Care with Jhone

In this week's episode of Black, Grown & Thriving, we delve deep into a topic that resonates with so many of us—how hobbies can serve as an essential tool for joy, balance, and self-care. Join our Courtney and Jhone, as she explores the power of engaging in activities that bring us peace, creativity, and connection to ourselves in a world that constantly demands more of us.

The Importance of Hobbies for Personal Well-Being

Hobbies are often seen as something we engage in when we have free time or when we're trying to distract ourselves. However, Jhone sheds light on how hobbies can go beyond just passing the time. She emphasizes how meaningful activities, whether it's crafting, reading, gardening, or even cooking, can offer moments of joy and peace in a chaotic world.

In today's busy world, taking time for a hobby can be a vital form of self-care. It allows us to disconnect from the constant pressures of work, social media, and other responsibilities, giving our minds and bodies a chance to recharge. Jhone shares how carving out time for hobbies allows us to reconnect with the things that make us feel whole, balanced, and joyful.

Rediscovering Your Passion

Many of us have busy schedules or are just overwhelmed by life, which makes it easy to forget what we love to do. But Jhone highlights how rediscovering long-lost passions or exploring new activities can reignite our creativity and add a sense of purpose. From painting to playing an instrument, hobbies can become a powerful outlet to express ourselves and channel our emotions in a healthy way.

Throughout the episode, Jhone also reflects on the therapeutic effects of certain hobbies, particularly for the Black community. Engaging in creative activities can provide a necessary escape while also offering a safe space to express culture, identity, and experiences.

Finding Balance Through Hobbies

Balance is something that many of us struggle to maintain in our day-to-day lives. Jhone discusses how hobbies can help us achieve a sense of balance, reminding us that self-care doesn't only involve physical health but mental and emotional well-being too.

Whether it’s yoga, journaling, or even taking a quiet walk, Jhone explains how dedicating time to things that bring us peace can serve as a grounding force amidst life’s daily hustle and bustle. Having hobbies that we genuinely enjoy allows us to keep a sense of calm and clarity, something we all need to thrive.

A Sense of Community

Not only do hobbies provide a sense of personal joy and self-care, but they can also foster a sense of community. Jhone emphasizes how connecting with others who share similar interests can create a network of support and encouragement. Whether it’s through a local group or online community, hobbies can bring people together, creating spaces of shared understanding and connection.

Tips for Making Time for Hobbies

As we wrap up the episode, Jhone offers some practical tips for incorporating hobbies into your daily life. It’s easy to fall into the trap of thinking we don’t have time for self-care, but Jhone’s advice on scheduling and prioritizing time for things you love can help ensure that hobbies become a consistent part of your routine. Small steps like dedicating 15 minutes a day to reading or setting aside one evening a week for a creative activity can make all the difference in creating balance.

Conclusion

Hobbies are more than just fun pastimes; they are essential tools for self-care, personal growth, and connecting with others. In this episode of Black, Grown & Thriving, Jhone beautifully illustrates how hobbies can help us find joy, peace, and balance in our lives. So, whether you’re a seasoned hobbyist or just beginning to explore new interests, remember that taking time for what brings you joy is one of the most powerful forms of self-care you can offer yourself.

Don’t forget to tune in next week for another episode of Black, Grown & Thriving. Until then, keep thriving, and find time to enjoy the things that make your soul sing!

Season 4- Episode 4 "Real Estate Investing: Strategies for Long-Term Wealth” w/ Tarshema Harris

Welcome back to MAGNIFICENTLY BLACK! We're Courtney and Jen, and we're so excited to have you join us as we continue our mission to elevate Black excellence. "Meet Tarshema Harriss, owner of iPic Realty in Atlanta! With over 10 years in the real estate business, Tarshema's your go-to expert for buying a home in ATL. Plus, she's got an eye for design! Let's explore the Atlanta market and the path to homeownership."

Today,

"Hey My MAGNIFICENTLY BLACK! Fam! Welcome back on today’s podcast we are unlocking the secrets to owning real estate in the heart of Georgia and around the world. Whether you're dreaming of your first home, looking to build your investment portfolio, or just curious about the real estate scene, you're in the right place. Real estate has long been a cornerstone of wealth building, offering a tangible asset and the potential for long-term appreciation. But navigating the world of real estate investing can feel daunting. This blog post will explore some key strategies for building wealth through real estate, focusing on the long game.

Understanding Your Investment Goals:

Before diving in, it's crucial to define your investment goals. Are you looking for passive income through rentals? Do you aim to build equity and sell for a profit later? Your goals will shape your investment strategy. Common goals include:

  • Cash Flow: Generating consistent income from rental properties.

  • Appreciation: Profiting from the increase in property value over time.

  • Equity Building: Increasing your ownership stake in a property as you pay down the mortgage.

  • Tax Benefits: Leveraging deductions for mortgage interest, property taxes, and depreciation.

Long-Term Investment Strategies:

Here are some proven strategies for building long-term wealth through real estate:

  • Buy and Hold: This classic strategy involves purchasing a property and holding onto it for an extended period, often decades. The goal is to benefit from appreciation and generate rental income. This approach is ideal for long-term wealth accumulation, allowing time for property values to rise and mortgages to be paid down.

  • Rental Properties: Investing in rental properties can provide a steady stream of passive income. Careful tenant screening and property management are crucial for success. Consider diversifying your portfolio with different types of rentals (single-family homes, multi-family units, etc.) to mitigate risk.

  • Real Estate Investment Trusts (REITs): REITs allow you to invest in real estate without directly owning property. REITs are companies that own and operate income-producing real estate, and you can buy shares in them like stocks. This offers diversification and liquidity, making it a good option for those who prefer a less hands-on approach.

  • Fix and Flip (with a long-term twist): While often associated with short-term gains, the "fix and flip" strategy can be adapted for long-term wealth building. Instead of immediately selling, renovate the property and then rent it out. This allows you to benefit from increased property value and rental income before eventually selling at a higher price.

  • Wholesaling (for building capital): Wholesaling involves finding undervalued properties, putting them under contract, and then assigning the contract to another investor. While you don't actually buy the property, you earn a fee for connecting the seller and buyer. This can be a good way to generate quick capital to invest in your own long-term real estate projects.

Key Considerations for Long-Term Success:

  • Market Research: Thoroughly research the local real estate market before investing. Look for areas with strong growth potential, low vacancy rates, and good schools.

  • Financial Planning: Develop a solid financial plan that includes your budget, financing options, and projected expenses. Consider working with a financial advisor to create a comprehensive strategy.

  • Due Diligence: Always conduct thorough due diligence before purchasing a property. Inspect the property carefully, review financial records, and research any potential legal issues.

  • Property Management: If you're investing in rental properties, consider hiring a property manager to handle tenant screening, rent collection, and maintenance. This can save you time and stress.

  • Patience: Real estate investing is a long-term game. Don't expect to get rich quickly. Be patient, stay disciplined, and focus on building equity over time.

Conclusion:

Real estate investing can be a powerful tool for building long-term wealth. By understanding your investment goals, choosing the right strategies, and conducting thorough research, you can position yourself for success in the dynamic world of real estate. Remember that patience and a long-term perspective are key to achieving your financial goals. Consulting with experienced real estate professionals and financial advisors can provide valuable guidance along the way.

Feb 23

Written By Courtney Epps

Welcome back to the MAGNIFICENTLY BLACK podcast. As Black history month ends( but never ends) we would like to welcome Women's History Month . Women’s History Month had its origins as a national celebration in 1981 when Congress passed Pub. L. 97-28 which authorized and requested the President to proclaim the week beginning March 7, 1982 as “Women’s History Week.” Throughout the next five years, Congress continued to pass joint resolutions designating a week in March as “Women’s History Week.” In 1987 after being petitioned by the National Women’s History Project, Congress passed Pub. L. 100-9 which designated the month of March 1987 as “Women’s History Month.” Between 1988 and 1994, Congress passed additional resolutions requesting and authorizing the President to proclaim March of each year as Women’s History Month. Since 1995, presidents have issued a series of annual proclamations designating the month of March as “Women’s History Month.” These proclamations celebrate the contributions women have made to the United States and recognize the specific achievements women have made over the course of American history in a variety of fields.

Dr. Saner is Associate Professor of chemistry at Catawba College where she has served since 2015. She is interim provost and serves as chief academic officer. She is also the chair of faculty senate, director of the Science and Mathematics Academic Resource Center, Co-chair of the Equity Diversity Justice and Inclusion Taskforce, and the faculty adviser for student organizations. And also has a background within the pharmaceutical industry prior to her current career.
